Abstract (Croatian)
Primjena ispravnih postupaka održavanja u zgradarstvu predstavljaju ključ za uspjeh u pravilnom funkcioniranju objekta kao cjeline. Gospodarenje objektima preraslo je značajke strateškog menadžmenta te je postalo samostalna znanost na kojoj se grade osnovni principi prilagodbe i poboljšanja objekata u svrhu ostvarenja primarnih ciljeva organizacije. U ovom radu prikazan je osnovni koncept interdisciplinarne znanosti gospodarenja objektima kao i vrste tehničkog održavanja u zgradarstvu sa svim prednostima i nedostacima. Prikazane su i osnovne, trenutno važeće zakonske obveze na koje valja računati prilikom tehničkog i infrastrukturalnog upravljanja zgradama. U drugom djelu rada detaljno je razjašnjen koncept stvaranja plana preventivnog održavanja. Inspekcije, zakonska ispitivanja te redovni servisi, osnovna su polazišna točka na koju se plan nadograđuje. Kako bi se omogućila kompletna automatizacija procesa održavanja u zgradarstvu te stekla konkurentska prednost na tržištu, koriste se specifični informacijski sustavi. U radu je detaljno opisana problematika izbora takvog sustava. U posljednjem dijelu rada detaljno je opisan specifičan CMMS sustav sa svim modulima koji se koristi u procesima održavanja u zgradarstvu. Poseban naglasak stavljen je na projekciju rada modula izvještaja te modula radnih naloga.
Abstract
Application of the correct maintenance procedures in building maintenance are key to success in the proper functioning of the facility. Facility management outgrew the features of strategic management and has become an independent science on which the basic principles of adjustment and improvement of facilities are built in order to achieve the primary goals of the organization. In this paper, the basic concept of interdisciplinary science Facility management are shown as well as the types of technical maintenance of the building with all the advantages and disadvantages. The basic, currently valid legal obligations, that may be encountered in the technical and infrastructural building management are also shown. In the second part of the paper the concept of creating a plan for preventive maintenance is explained in detail. Inspection, legal testing and regular services, are the basic starting point on which the plan upgrades. In order to allow complete automatization of building maintenance process and to gain competitive advantage in the market, the specific information systems are used. The paper describes in detail the issue of the choosing of such a system. In the last part the specific CMMS system is described in detail with all modules used in the processes of the building maintenance. Special focus is directed on the projection of report module function such as work order modules function.
